Replace html in a large code - contract

Hi team,

Just wondering if you could help me, I am trying to find and replace different parts of an large html code. I have added variables with the whole document.strim but when using modify text it doesn’t seem to find the specific part to be replace.

In the attached example I’m trying to remove the End date clause from a contract.

I really appreciate if you could share your thoughts.
