Unable to Get Regex Results in Studio

So I have the below text and I need to extract the 2 addresses highlighted below and retrieve them in a list or an array. I used a regular expression to extract the addresses but when I run and loop through the array it doesn’t return any results even though the text gets highlighted when using Matches activity or any regular expressions tester such as regexr101. I used this regular expression: (?<=Please deliver to:\s\n)((?:.+\s)*)
